Develop and implement capital improvement projects-product enhancement, production efficiency improvement, facility modifications and additions within Texas Historic Conditions, installing/removing production lines, and safety improvement. Review project documents CAD inset drawings, layout schematics , executed and enforced sub-contracts in order to provide a completed project on-time and within budget constraints.  The project was a 1943 Hays County Texas Historical building that needed to have a significant aspect of the historical artifacts the existing building retained and newer classic Texas rustic finishes for a law office. The project was detailed, cost constraining, and very specific for historic rating reasons. T he Project Managers contract requirements were to maintain the historic rating and construction finishes while implementing the necessary ADA requirements of the new building tenants. T he project had return of investment (ROI) in 9 months. The combined labor savings totaled $150,000 which was a direct result of professional leadership with this project. A significant escalated timeline, which mandated a production increase, was also initiated in this project and the new timeline was met. T he building by the Hays County / City of San Marcos Historic Commission - Land mark Building Award 2010. This project after its final inspection has also been nominated for Texas Monthly, historic building / renovation section”, Texas Historical Commission\n honorable mention website article. 2009. This was all achieved on the first Historic Project Manager project completed by me.   An additional project that achieved a positive result was the completion of a major renovation and remodeling project for 3,100 sq. ft., 150-year old historic ho me in Kyle, Texas, into a commercial structure in 2007-2008.
